Located along Highway 65 on the south side of Iowa Falls, the Iowa Falls Business and Industrial parks are situated just four miles north of US 20 and only 20 minutes from I-35. Our business and industrial parks give market access to four major urban areas within a 45-minute drive.
Due to the geographic location of the industrial parks, Iowa Falls is able to tap into a well-trained and highly educated workforce with the short drive to two major universities and a community college. These include Iowa State University, the University of Northern Iowa, and Ellsworth Community College located right in Iowa Falls.
Iowa Falls / Hardin County Industrial Rail Site
The potential for dual rail access is available on 295 acres between the CN and UP rail lines. Preliminary design work is nearing completion on a 3/4 mile connecting track, four drop and pull tracks, and interchange yard. This is a Certified Site through McCallum and Sweeney. Jennings Lake Business Park
This business park has expanded with the inclusion of Hogslat, Inc., the new Ellsworth Community College Agriculture and Renewable Energy Center / Equestrian Center, and Theisen’s Supply.
This park has nearly seven acres remaining with construction of a hammerhead entrance and detention pond completed. It is located in an Enterprise Zone and Tax Increment Finance District for development assistance and incentives. This park is served by Alliant Energy.
Southview Industrial Park
The Southview Industrial Park has 10+ acres remaining for development. Midland Power, Iowa Select, Concrete Inc., Brundage Bone Concrete Pumping, and Times Citizen Communications have all expanded operations in the park and surrounding area.
Southview is one mile from Highway 65 with a direct truck route, less than five minutes from the US Highway 20 (4-lane) and 17 miles from Interstate 35 in north central Iowa.
The park is located in an Enterprise Zone and a Tax Increment Finance District for development incentives. Lots are flat with a hard surface road and utilities provided on the frontage of each lot. This park is served by our partner utility Midland Power Cooperative.
